<p>How could it be that nobody would notice sales of that magnitude?  Well the three that sold at $1,500,000 occured off the <a href="http://sandiegohomefinder.com/san-diego-mls-search/" target="_self">San Diego MLS</a> and were never listed for sale at all.  The one that sold at $1,100,000 was surely recognized by  some of the area&#8217;s agents as that was the only one that was reported in the MLS.</p>
<p>So what kind of property in Santaluz commands that kind of price?  Two of the lots that sold for $1.5 million meassured only about an acre but they have the highest and most incredible views in all of Santaluz.  They are also located on a small cul-de-sac with only four home sites so the location carries a premium.  Earlier this year, I actually represented the buyer on one of the street&#8217;s vacant lots and that one was purchased for $1,180,000.</p>
<p>The third property that sold at $1.5 million is located along the Santaluz golf course and faces north with a great view of the golf course lake and the mountains beyond.  Most importantly, it is a three acre parcel, which makes it one of a kind in Santaluz.</p>
<p>The fourth property, which is the one that was reported in the MLS, is located on Doug Hill.  This property has long been a favorite of mine with it&#8217;s increible and diverse views.   You can see golf, mountains, lake, and ocean from this Santaluz home site.</p>
<p>All in all, the Santaluz vacant land market has had an interesting year.  It seems like only the very least expensive lots and the most expensive lots have sold.  This tells me that people are either looking for massive deals or they are looking for the very best of the best for their families to build a great home on a lot that would have been much more expensive only a couple years back.</p>
<p>However, with almost then million dollar lot sales, it has to be viewed as a very successful year for the Santaluz vacant land market.</p>

<p>As somebody that has dedicated a lot of time over the last five years to selling <a href="http://sandiegohomefinder.com/search/santaluz-homes-for-sale/" target="_self">Santaluz homes for sale</a>, I can tell you that these are impressive numbers.</p>
<p>This is an absolutely incredible achievement when you consider that for all of 2009 Santaluz only recorded twenty eight million dollar sales.  Assuming the community can close it&#8217;s current pending sales by the end of June, the community will be on pace to double its production from a year ago.</p>
<p>By comparison, The Crosby only has sixteen million dollar sales closed or in escrow to date  to Santaluz&#8217;s twenty seven.  Even <a href="http://sandiegohomefinder.com/north-county-costal-region/rancho-santa-fe/fairbanks-ranch-homes-for-sale/" target="_self">Fairbanks Ranch</a> of<a href="http://sandiegohomefinder.com/search/rancho-santa-fe-homes-for-sale/" target="_self"> Rancho Santa Fe</a> falls short of the pace Santaluz has set with only twenty homes closed or in escrow this year in the million dollar range.</p>
<p>So why Santaluz?  It is a function of having a great location, relatively new homes, and good value.  Sellers have become very realistic regarding price.</p>
<p>Maybe more importantly, the newly realistic sellers have caused other sellers that are not willing to match those prices to take their homes off the market, causing inventories to fall.  This has made it easier for the remaining home sellers to find a buyer, as there is less choice than there once was.</p>
<p>It will be very interesting to see if Santaluz can keep it up going into the second half of the year.</p>

			<content:encoded><![CDATA[<p></p><p>San Diego  Home Finder is very proud to report that <strong>Daniel Beer</strong>,  the site’s founder, has just been awarded the<strong> San Diego Five Star Real Estate  Agent Award</strong> for client satisfaction as reported in the March issue of San Diego Magazine for his service helping people buy and sell homes and investment properties in the greater San Diego area.  Winner&#8217;s of the <strong>San Diego Five Star Real Estate Agent Award</strong> are considered to be the best agents in San Diego County.</p>
<p>The award is given to agents that receive the highest marks for customer  satisfaction from their clients.  In essence, it is a people’s choice  award, which really makes it that much more special.</p>
<p>The <strong>San Diego Five Star Real Estate Agent Award</strong> is given after an extensive survey across the county.  The<strong> Best San Diego Real Estate Agent</strong> in each part of the city with the highest marks wins the award.  Some of the larger areas will have more than one winner.  Agents are judged on criteria that is meant to help future clients predict who is the<strong> Best</strong> <strong>San Diego Real Estate Agent </strong>with the highest level of service.  We are very pleased to have <strong>Daniel Beer</strong> win the 2010 award.</p>
